How land transfer tax is calculated
Land transfer tax is calculated in brackets, much like income tax. Each portion of the purchase price is taxed at the rate for that bracket, and the amounts are added together. Properties in the City of Toronto pay both the provincial tax and the municipal tax.
First-time homebuyer refunds
Eligible first-time buyers may receive a refund of the Ontario tax up to $4,000 and, for Toronto properties, a rebate of the municipal tax up to $4,475. Generally, you must be at least 18, live in the home as your principal residence, and never have owned a home anywhere in the world. Your spouse's ownership history can also affect eligibility. Toronto's rebate also requires you to be a Canadian citizen or permanent resident, or to become one within 18 months of the purchase.
